• We will work with first time sponsors if the principals are experienced and the thesis is strong.

• We review track record in detail, in and out of the opportunity at hand.

• We seek to invest in exclusivity with our JV Partners, no clubs or funds.

• We invest directly into the property holding structure.

• W6 has onshore and offshore vehicles in every market we operate.

• USA: top 30 cities handicapping gateway cities in favor of sun belt states.

• The UK: London & Manchester City.

• Spain & Germany: top 5 cities.

• Equity sizing from $5m to $40m.

• Min return hurdle 10% IRR, above this all opportunities are analyzed against its underlying risks.

• We don’t typically have an investment horizon, depends on the opportunity and debt profile.

• Use reasonable leverage typically not exceeding 70% LTV.

• We invest in Debt producing Equity like returns.

• Investment size range: 1m to 10m.

• Can take loans whole or in part

• Senior debt max LTV at 70%.

• Mezz and Pref equity max LTV at 80%.
